52 Unit Condo retrofit of a 1908 Historic Wood and Brick Building. The completion of the conversion of a four-story wood frame and brick 100-year-old former Ice Warehouse into 52 for-sale condo units plus 2 condo retail spaces. The project was approximately 50% completed by a previous owner/contractor when it was foreclosed upon by the construction lender and eventually sold to the Pauls Corp. in an as-is condition. The Historic nature of the building had to be kept in place while the units still had to be completed to current luxury levels to attract buyers. 



The adobe building was established in 1843 by France to tend to the needs of French immigrants. The building sits a viewing distance from the ocean right next to Lake El Estero. Ross Construction was contracted to reinforce the adobe walls as well as apply a new shake roof which had become weathered over time. Along the process, the roof truss system needed to be further reinforced due to wood rot. Ross was able to complete the project within the 90 day contract period dealing with Monterey’s heavy fog weather and rainy season to turn the building back over to the city.

Retro-Fit of Historic Building. Replaced and restructured the building to replicate as much as possible what it used to look like back when it was originally constructed (1870s). The Digital Media Center comprises studios for artists and a café.

The Sycamores makes up for two of the five buildings of North Park Apartment Village. The first is a complex type-3 multi-use building with a complete fitness center and basketball court. Named after former Stanford University Professor, the late Boyd Paulson, Paulson Park was a unique project since it combined the retrofitting of a complete fire sprinkler system in older existing apartments with new construction built simultaneously on the same property. Residents were briefly relocated to allow for the sprinkler retrofit and the removal of asbestos embedded in the ceiling texture.
